MANCHESTER —

— The owner of a pizza restaurant that opened about two weeks ago on West Middle Turnpike is opening another restaurant right across the street.

Three Amigos, a Mexican taqueria, will be sandwiched between Pepe's Restaurant and the Five Star Chinese Restaurant and directly across from The Stone & Paddle Restaurant. Neil Sharp, owner/president of the Stone & Paddle, said he hopes to open the Mexican restaurant early next month.

Before he opened the first Stone & Paddle in Vernon in 2008, Sharp said, he was vice president of a Mexican restaurant chain with locations throughout New England. He would not name the chain, but Sharp said he gained valuable experience with Mexican cuisine that he will use in the new restaurant.

The place will employ about 12 people and will serve fresh, authentic Mexican fare, including burritos, tacos and quesadillas. It will serve both take-out and dine-in customers, with seating for about 30 people, Sharp said. As part of the lease, the landlord left all the equipment that the previous tenant, a Quiznos sandwich shop, had used, he said.

Sharp said he chose the location because of the high visibility and traffic. He said he was not concerned about competition from the two other restaurants in the plaza.

Sharp had some trouble opening the Stone & Paddle in Manchester, which is in the CVS Plaza and now employs about 40 people. Early this year, the zoning board of appeals denied a request from the plaza owner, Levy Properties, to grant a variance on a rule that required one parking space for each 25 square feet used for customer service or assembly

The planning commission revised the rules, and now restaurant parking is based on seating. In the Stone & Paddle's case, the restaurant must have one parking space for every four seats.
